Complete Commercial Roof Replacement Delivering Improved Thermal Performance, Compliant Drainage and Permanent Safe Access
The commercial building at 613 King Street, West Melbourne required full replacement of a roof system that had reached the end of its serviceable life. Rather than continued patch repairs, the works involved complete removal and replacement of the existing roof, gutters, flashings and cappings, together with the installation of a new commercial-grade roofing system, upgraded thermal insulation and permanent safe roof access, ensuring compliance with current Australian Standards and improved long-term performance of the building envelope.
East Plumbing Co delivered the complete roofing package from removal through to reinstatement. Existing roof sheets and battens were removed in stages and replaced with new metal battens installed to manufacturer specification, with new commercial-grade insulation installed beneath the sheeting to improve the building’s thermal performance. New metal roof sheeting was installed and finished in COLORBOND Shale Grey. Gutter boards, gutters, flashings and cappings were renewed throughout, with gutters set to correct falls and discharge points so the new drainage performs as designed rather than repeating the shortcomings of the original system. A new roof hatch was installed complete with flashings and weatherproofing, and safety wire was installed across the roof structure, together providing compliant permanent access for all future maintenance.
The complexity lies in replacing a full roof system on an operating commercial building while managing weather exposure, constrained access and existing rooftop services. Roof sheets were removed in staged sections so only a limited area was ever open to the elements, with temporary weather protection maintained throughout. Material handling required a scissor lift positioned on the adjoining vacant block, subject to access approval and careful coordination of deliveries and lifts. Rooftop air conditioning units required temporary removal to complete works beneath them and were reinstated as soon as each area was finished, limiting the period those services were offline. Managing staged removal, weather protection, access coordination and services reinstatement across a live building requires disciplined programming and responsive delivery.
Key Outcomes
Complete roof system replaced from battens through to cappings, improved thermal performance through new commercial-grade insulation, renewed gutters, flashings and cappings with correct falls and discharge points, permanent safe roof access established through a new roof hatch and installed safety wire, full compliance with current Australian Standards and manufacturer requirements, staged removal limiting weather exposure and protecting the building throughout the works, and a site left clean, safe and fully cleared of debris on completion.
